Tom's Story

Tom received a letter from us about a rental property he wasn't interested in selling, but did have another property that had just become a big problem, and so he gave us a call.  

Tom was an older gentleman who had owned several rental properties.  Unfortunately, on one property the last tenant did Not treat his property well, and the entire house was full of trash, old food, old clothes, broken furniture, and pests.  Tom had been managing the property himself, and taking care of many of the smaller repairs himself also, but this was more than he had the energy to deal with.  He wasn't able to rent out the property again without a major cleanup and repair, and even though he had bought the house as an investment, he was not going to be making any income on the property anytime soon.

Tom knew he could also clean up the house and list it for a higher price, but for all of the work and hassle to get to that point he just wanted it to be simple and off his hands.  EPI made him a fair cash offer, covered his closing costs, and even paid the last year of taxes that were still due on the property, so Tom didn't have any extra out of pocket costs.  Tom didn't have to clean up anything that the tenant had destroyed, and we ended up closing on his property even earlier than our original 2 week closing date.

Even the neighbors were happy that not only did the problem tenant leave the property, but that the house was being cleaned up the right way.
